Tech Mahindra, the Indian IT services and consulting company, has leased nearly 397,497 square feet of office space at Aparna Technopolis in Hyderabad’s Kondapur area under a long term agreement.
According to available lease records, the agreement was registered on June 11, 2026. The company will occupy office space across the 12th to 15th floors of Blocks A and B. The lease has a ten year tenure, with rent payments scheduled to begin on September 10, 2026.
Tech Mahindra will pay an initial monthly rent of INR 30.6 million, equivalent to about INR 77 per square foot per month. The agreement includes a 15 percent rent escalation every three years and a security deposit of INR 183.6 million. The overall lease value has been reported at approximately INR 4.1093 billion.
The transaction is among Hyderabad’s notable office leasing deals of 2026. According to Cushman & Wakefield, the city’s gross leasing volume exceeded 3.15 million square feet in the first quarter of 2026, up 21.6 percent from the same period last year. Transactions exceeding 100,000 square feet accounted for 81 percent of total leasing activity.
Market observers say long term commitments by major technology companies can strengthen demand for commercial property, employment linked services and rental housing in nearby residential areas.

The Hyderabad Development Authority (HDA) has warned commercial property owners of strict action, including cancellation of no objection certificates, if outstanding commercialization and land use conversion charges are not cleared without further delay.
In a statement, the authority said it had decided to launch what it described as a final and decisive enforcement operation against commercial entities that have failed to pay millions of rupees in government dues despite repeated notices and reminders.
According to HDA officials, several commercial properties in Hyderabad have not cleared their pending land-use conversion and commercialization charges. The authority said the continued non-payment had forced it to move towards strict administrative and legal action in order to recover public dues and ensure compliance with commercial regulations.
Director Planning and Development Control Asghar Memon expressed concern over the persistent delay in payment of dues by commercial property owners. He urged all defaulters to immediately settle their liabilities to avoid punitive action.
He warned that failure to comply could lead to cancellation of NOCs, legal proceedings and other enforcement measures against the concerned property owners. The authority said such action would be taken in accordance with the relevant rules and regulations.
HDA officials said multiple notices and reminders had already been issued to defaulters through different channels. However, the authority maintained that many property owners continued to ignore the instructions and failed to demonstrate seriousness in clearing their outstanding dues.
The authority described the attitude of defaulters as irresponsible and said it could no longer delay enforcement action. Officials added that the operation was being initiated ahead of Eidul Azha as part of efforts to strengthen recovery of government dues and regulate commercial activity in the city.
The Hyderabad Development Authority said the crackdown was being carried out in the public interest and would continue until pending dues are recovered and commercial properties are brought into compliance with the approved land-use and commercialization framework.

Sindh Chief Minister Syed Murad Ali Shah has directed the authorities concerned to complete the Shaheed Mohtarma Benazir Bhutto Flyover project in Hyderabad by the first week of July, stressing that no further delay will be tolerated in the public interest project.
Chairing a high level meeting at the Chief Minister House, Murad Ali Shah said he would personally visit Hyderabad in July to inaugurate the flyover and open it for traffic.
He directed provincial ministers Nasir Hussain Shah, Jam Khan Shoro and Haji Ali Hassan Zardari to coordinate closely with the relevant departments and ensure that the project is completed within the given timeline.
During the briefing, the chief minister was informed that the land acquisition process for the project had been completed in 2018. However, construction work could not move forward smoothly due to litigation and other administrative and technical issues, which caused prolonged delays in completion.
Officials told the meeting that the flyover was originally part of a federally funded road scheme designed to connect Hyderabad Bypass with Ghangra Mori on the left bank of Akram Wah. The project was planned to improve traffic flow, strengthen urban connectivity and provide relief to commuters facing congestion in Hyderabad.
The meeting was further informed that major civil work on the project had already been completed, including the casting of 24 bridge girders. Despite this progress, the flyover has remained unfinished due to unresolved technical, financial and administrative matters.
Expressing concern over the delay, Murad Ali Shah directed the departments concerned to immediately resume the remaining work and remove all hurdles affecting the project. He said the government wants the flyover completed without further excuses so that citizens can benefit from improved traffic movement and better road connectivity.
The chief minister said the Shaheed Mohtarma Benazir Bhutto Flyover is an important infrastructure project for Hyderabad and will play a key role in reducing traffic pressure in the city once opened for public use.
